Move-out and deep cleans, Raleigh NC

Give us the closing date.
We work backward.

Move-out and listing cleans for Raleigh agents and sellers: booked from the day the contract closes, photographed room by room, finished before the final walkthrough.

  • Photo report every clean
  • Lockbox text in, text out
  • Written checklist, room by room

The closing

What are you booking?

The home

How big is it?
Who is asking?

You

We use your number only to text about this clean. No prices on this form: the quote comes in writing.

The count-back

Count back from the closing date

You don't pick a cleaning day. You give us the closing date and we work out the last day the home is empty.

  1. 01
    Close − 14

    Step 1: Send the date

The closing date, the address and who holds the lockbox code. We pencil in a day while you confirm access.

  2. 02
    Close − 10

    Step 2: Written quote

Size, kind of clean and extras, in writing, with the day the crew arrives.

  3. 03
    Close − 5

    Step 3: Move-out day

Once the movers are gone, the crew cleans to the checklist and photographs each room.

  4. 04
    Close − 3

    Step 4: Photo report

The report goes to you and the agent as a link: every room, as we left it.

  5. 05
    Close − 1

    Step 5: Touch-up, if needed

If the buyer's walkthrough is tomorrow and something got scuffed, a short visit fixes it.

  6. 06
    Close day

    Step 6: Lockbox shut

The code leaves our schedule once the report is sent. Nothing for you to do.

Closings move. If yours does, tell us and the count starts again from the new date.

Lockbox protocol

Your code stays on a short leash

Four rules apply on every visit, whether the code comes from the listing agent or the seller.

  1. 01

    One crew, one code

Only the crew on the job sees the code. It leaves the schedule once the report is sent.

  2. 02

A text in, a text out

The crew lead texts you and the agent when the door opens and when it closes, with the time.

  3. 03

    Alarms stay yours

We never reset or change a code. If an alarm trips, we call the number you gave us and wait outside.

  4. 04

    Shut, then photographed

The lockbox is closed and photographed with the code hidden. The photo goes in the report.

Walkthrough photo report

Every room, as we left it

You and the agent get these in a link the day of the clean: a wide shot of each room and a close one of the surfaces that matter.

For listing agents

One contact, one invoice, one report to forward

You are juggling the photographer, the staging and the lender. The clean should be the part you don't chase.

  • Edwin Rangel books your client's date and answers the phone

  • Invoice to you or to the seller, chosen when you book

  • The photo report arrives as a link you can forward to the buyer's agent

  • A reply within one business day, in English or Spanish

From agents and sellers

What a closing week sounds like

“I sent the closing date on a Monday. The written quote and a cleaning day came back the next afternoon, and the photo report went straight to the buyer's agent.”

Kavita MenonListing agent, Cary

“We were out on the 26th and closed on the 30th. The text when they went in and the text when they left meant I stopped calling the agent every hour.”

Amira HakimSeller, Garner

“The movers left scuffs on the baseboards the morning of the walkthrough. A short visit and a new photo later, the buyers walked through a clean house.”

Questions

Short answers before you book

How is the price decided?

By the size of the home, the kind of clean, the condition it is in and any extras such as the oven, fridge or windows. You get the number in writing before we book, and it is the number on the invoice unless the home turns out to be different from what you told us.

When should I book before closing?

As soon as you have a contract. We plan from the closing date and look for the last day the home is empty before the buyer's final walkthrough. Closings at the end of the month fill first.

Do I have to be there?

No. Most visits run on a lockbox or a door code. Our lockbox protocol says who sees the code, when we text you and what we photograph when we lock up.

Will the clean meet what my contract asks for?

Your sales contract sets the condition the home must be in at closing, and we can't read it for you. We clean to our written checklist and photograph the result. If the contract says "broom-clean" or "professionally cleaned", ask your agent which, then tell us.

What if something is missed or broken?

Text us a photo within one business day. For a missed item, we return within two business days and redo it at no charge. For damage, the arrival photos show what was there before, and we repair or replace what we broke. The terms are on the Policies page.

Does anyone speak Spanish?

Edwin Rangel, who books the schedule, and two of our crew leads do. Every page here has a Spanish twin, and you can text or WhatsApp us in Spanish.
