“I sent the closing date on a Monday. The written quote and a cleaning day came back the next afternoon, and the photo report went straight to the buyer's agent.”
For agents
A vendor you don't have to chase
Listing agents and buyer's agents book us for the same reason: the walkthrough is Thursday, and somebody has to know the house is clean without driving over.
You book by closing date
Send the date and address. We plan backward from it.
You choose who is invoiced
The agent or the seller. It's on the written quote.
You get the report as a link
Forward it to the buyer's agent or the lender if they ask.

Who decides what
What we do, and what your contract decides
A short list so there are no surprises at the walkthrough.
We do
Clean to the written checklist
Photograph each room and the lockbox
Text you on entry and on exit
Report anything damaged or left behind
Your contract decides
The condition the home must be in at closing
Whether a clean is required at all
What happens if the buyer disagrees
Anything about the deposit or the sale price
Three ways to book
Who books, who pays
The agent books, the seller pays
You send the date and address. We invoice the seller and copy you on the report.
The agent books and pays
The invoice comes to you, and the report to you and the seller.
The seller books
Through the form or the phone. We copy the agent on the report if the seller says to.
From agents and sellers
What a closing week sounds like
“We were out on the 26th and closed on the 30th. The text when they went in and the text when they left meant I stopped calling the agent every hour.”
“The movers left scuffs on the baseboards the morning of the walkthrough. A short visit and a new photo later, the buyers walked through a clean house.”

Questions
Questions agents ask
Who pays, and when?
Whoever books. The agent can book and have us invoice the seller, or the seller can book directly. Payment is due when the photo report is sent, by card or bank transfer.
Will the clean meet what my contract asks for?
Your sales contract sets the condition the home must be in at closing, and we can't read it for you. We clean to our written checklist and photograph the result. If the contract says "broom-clean" or "professionally cleaned", ask your agent which, then tell us.
Are you insured, and can I get the certificate?
We carry general liability insurance. A certificate of insurance, with the limits, goes to you or your agent on request.
Closing date in hand?
Send it. We'll count back.
A written quote and a cleaning date come back within one business day.
